Yes. We support both formats throughout the transition period. Non-QM and portfolio loans not delivered to the GSEs can continue using UAD 2.6 as long as needed. Just indicate which format you need at the time of order.

Yes, through November 1, 2026. After the mandate date, all new GSE submissions must use UAD 3.6. Important: a completed UAD 3.6 report cannot be converted to UAD 2.6 format, and vice versa — specify the format at the time of order.

The 1004, 1073, 2055, 1004C, 1004D, and all desktop and hybrid form variants are replaced by the single dynamic URAR. Form numbers are eliminated — the property type and assignment characteristics now drive the report layout automatically.

The new URAR is approximately 25–30 pages compared to the old 4–6 page 1004. The increase reflects more detailed data capture and photos embedded within relevant sections. The General Addendum is gone — commentary is embedded where it belongs throughout the report.

Reports are now delivered as a ZIP file containing three components: an XML data file, a human-readable PDF, and an images folder. Your LOS needs to be updated to receive this format. Ask your technology team about ULDD Phase 5 readiness.

The 1–6 rating scale (C1–C6 and Q1–Q6) is unchanged, but interior and exterior condition and quality are now rated separately, then reconciled to an overall rating — giving underwriters more granular, standardized data to work with.
